Railing Base Plate Waterproofing: Sealing Balcony Railings
t320-25

Railing base plate waterproofing is the sealing of the joint where a balcony railing's base plate meets the floor, so rainwater cannot seep into the slab and cause leaks. It is done by planning drainage and a sealant layer during design, fabricating the plate to fit the floor, and installing it with proper sealing and fixings.
Why base plates are a common leak point
A balcony railing is fixed to the concrete slab through base plates, and every fixing hole is a place where water can enter. Rain runs along the floor toward the railing, collects around the plate, and finds its way into the screws and the gap under the plate if nothing stops it.
The problem is usually not the steel itself but the detail around it. Poor sealing, flat floors where water pools, and fixings that loosen over time are the most frequent causes of leaks in this area.
Measuring the floor and planning the sealing
Before production, we visit the balcony and measure the floor level, the slope toward the drain or outer edge, the thickness of any tile or waterproofing layer, and the exact position of each base plate. We check whether the existing floor finish is intact and whether the waterproofing under the tiles is visible or accessible.
- Floor slope and drain locations
- Existing waterproofing and tile thickness
- Base plate positions and fixing points
These measurements let us plan a plate size and shape that sits cleanly on the floor and leaves room for a sealant bead.
Drawing and written specification
Once measurements are complete, we prepare a drawing and a written specification showing the base plate dimensions, fixing layout, and the sealing method. The specification states how the plate edge should be finished and which sealant or gasket is recommended for the floor type.
You receive this document for approval before anything goes into production. If the balcony has a waterproofing membrane, the drawing shows where the sealing sits relative to that membrane. For exact structural values and load requirements, we confirm details with the engineer, since the Israeli railing standard SI 1142 sets the framework that is checked case by case.
Production in our Tel Aviv workshop
After you approve the drawing, the base plates are cut, drilled and formed in our factory at 37 Rival Street. Holes are positioned to match the fixing layout, and plate edges are finished smooth so the sealant bonds well and does not catch on the edge.
Steel base plates are then hot-dip galvanized or powder coated, depending on the railing finish. Galvanizing protects against corrosion where water sits in the joint, which is exactly where rust tends to start if the coating is weak.
Installation and sealing on site
On site, the floor is cleaned and dried so the sealant can adhere. The base plate is set, aligned, and fixed with the specified anchors. A sealant bead is then applied around the plate perimeter and over the fixing heads, using a product suited to the floor material and outdoor exposure.
- Clean and dry the floor surface
- Set and fix the plate to the planned layout
- Apply the sealant bead and smooth it
- Confirm the floor slopes away from the plate
Checking and maintaining the seal
After installation, check the seal once the first heavy rain has passed. Look for water tracking under the plate, dark staining on the floor, or cracking in the sealant. Early signs are easy to fix if caught quickly.
Each year, look over the sealant around the plates, especially after winter. Replace any sealant that has cracked, shrunk or peeled away from the floor or the steel, and keep the drain clear so water does not pool against the railing.
Frequently asked questions
Can a railing base plate be sealed on an existing balcony?
Yes, in most cases the plate can be sealed after installation by cleaning the joint and applying a suitable sealant. We assess the floor condition first to confirm the existing surface will hold the sealant properly.
What causes water to leak around a railing base plate?
Leaks usually come from an unsealed or cracked joint, water pooling on a flat floor, or loose fixings that open small gaps. Checking the seal and floor slope helps prevent these problems.
Does the floor slope matter for railing base plates?
Yes, the floor should slope away from the plate so water runs off instead of collecting. Our measurement visit includes checking the slope and drain positions before the plate is designed.
Do you handle the sealing as part of the installation?
Yes, the sealing is part of our process, from planning the detail in the drawing to applying the sealant during installation. The specification is approved by you before production starts.
Common mistakes to avoid
The most common mistake is fixing the plate without planning the seal, or using a sealant that does not suit the floor material. Another frequent error is ignoring a flat or sloping-the-wrong-way floor, which lets water sit against the railing.
Our recommendation
Before fixing any base plate, confirm the floor slope and the waterproofing condition, and make sure the sealant is rated for outdoor exposure and your floor material. Inspect the joint once after the first heavy rain and recheck it every year.
Summary
Sealing railing base plates correctly means measuring the floor, planning the detail, producing a fitted plate, and sealing it carefully on installation, followed by simple yearly checks.
