Window Size and Finishing Allowance: Tile, Plaster and Floor

t404-8

t404-8

The window size finishing allowance is the gap left between the rough opening and the window frame, sized to absorb plaster, tile, adhesive and floor finish layers. Measure the opening after the finished surfaces are planned, not before, and confirm the final thickness of every layer with your contractor before ordering.

Why finishing layers change the window size

A window is ordered for an opening, but the opening you see during construction is rarely the opening you will live with. Plaster, tile, adhesive, screed and floor finish each add thickness to the wall and floor around the frame. If these layers are not counted, the frame can end up recessed too deep, sitting proud of the wall, or leaving an uneven reveal.

The aim is to size the frame so it lines up with the finished face of the wall and sits level with the finished floor where a sill or threshold applies.

Measure in the right order

Start by confirming which surfaces will be finished and in what sequence. Plaster is usually applied before tiling, and the floor finish is often laid last. Ask your contractor for the planned thickness of each layer, then take measurements on site.

  • Measure the rough opening width and height at three points each.
  • Note the planned plaster and tile thickness on each reveal.
  • Record the finished floor level relative to the sill.
  • Photograph the opening with the contractor's layout marks.

Use these figures together to calculate the frame size and the allowance on each side.

Calculating the finishing allowance

The finishing allowance is the total space reserved around the frame for the finished layers and for fixing. In practice you add the planned thickness of finish on each side to the frame dimension, then keep a small installation gap for adjustment, sealant and fixings. Because real walls are seldom perfectly square, measure diagonals and use the largest reading when checking for square.

Exact clearance values depend on the product and the installation detail, so we check them with the engineer for each project rather than relying on general figures.

Production and finishing of aluminum windows

Once the size is confirmed by drawing and written specification, the window is built to measure in our Tel Aviv workshop. Aluminum sections are cut, assembled and glazed to the agreed dimensions, then finished in the chosen colour. Because the frame is made to the final figures, it is important that every change to the finished wall is reported before production begins.

Any late change to tile thickness or floor level should be sent to us in writing so the drawing can be revised.

Installation with tile, plaster and floor in place

On installation day, the window is set into the opening and checked for level, plumb and square. Fixing points are placed according to the plan, and the gap is sealed so that the finished plaster and tile meet the frame neatly. Where the floor finish is already laid, the sill and threshold are set to match its level.

Ideally the window is installed before the final tile is fixed, so the tile can be cut to the frame instead of the frame being forced to suit the tile.

Coordinating with your contractor and architect

Good results come from agreeing the sequence early. Share the finishing plan with the contractor and architect, confirm the measurements together, and make sure everyone works from the same drawing. A short coordination call before ordering saves rework once the plaster is on the wall.

Keep a record of the agreed dimensions and any approved changes, so the installer, the tiler and the client all know which figures apply.

Frequently asked questions

What is a window size finishing allowance?

It is the extra space left around a window frame to accommodate plaster, tile, adhesive and floor finish. It ensures the frame sits correctly against the finished wall and floor.

Should I measure before or after plastering?

Measure the rough opening first, then add the planned thickness of the finished layers. If plastering has already started, measure again after it is complete so the figures are accurate.

Does floor tile affect the window sill height?

Yes. The sill or threshold should match the finished floor level, so the tile thickness must be known before the window is ordered and fixed.

Who should confirm the final sizes?

Confirm the final sizes with the contractor and the engineer together. Agreeing the figures in writing before production avoids costly changes on site.

Common mistakes to avoid

A common error is ordering the window from the rough opening and forgetting the tile and plaster layers, which leaves the frame recessed or misaligned. Another is making late changes to the floor finish without updating the drawing.

Our recommendation

Agree the finished wall and floor thickness with your contractor before you order, and send us the figures in writing so the frame is made to the final size. If possible, install the window before the final tile so the tiler can fit around it.

Summary

Account for every finished layer when sizing the window, measure in the right order, and confirm the allowance with your contractor and engineer before production. Planning ahead keeps the frame aligned with the finished wall and floor.
